Understanding Manufactured Home Title Elimination and Reinstatement

What is Title Elimination?

As many of you know, manufactured homes are considered personal property and in Washington State (and others), they are licensed by the Department of Licensing providing a title similar to a motor vehicle.  However, in some cases, the title may be “eliminated”, effectively removing the title from the manufactured home and attaching it to the land it sits on, thus converting the home into real property. 

This process, often done for tax purposes, can present challenges for homeowners looking to sell their manufactured homes separately from the land. Fortunately, reinstating a title is possible and can provide flexibility in selling or transferring ownership.

What is Title Reinstatement?

Title reinstatement involves reversing the process of eliminating the title and attaching it to the land which separates the manufactured home from the real property. This allows the home to be sold independently or transferred separately from the land.


How to Reinstate a Manufactured Home Title?

While there is a process for this in each state nationwide, in the state of Washington, reinstating a manufactured home title requires filling out the appropriate sections on the Manufactured Home Application (MHA) and paying any real estate and personal property taxes due. The process also requires that a title company certify information on the MHA. Once these steps have been completed, the MHA is then filed with the county auditor’s vehicle licensing office.

Additional Considerations:

When filling out the MHA, it may be necessary to also submit a Manufactured Home Application Attachment. This attachment provides additional details, such as the legal description of the land or ownership information, to facilitate the reinstatement process. This attachment, if needed, can be obtained from the Washington Department of Licensing website.
